Sarasota County Real Estate Market Update November 2022 The REALTOR Association of Sarasota and Manatee has released the latest numbers for the real estate market here in Sarasota County. What are they telling us? Well, the Sarasota housing market continues to show healthy growth with close sales and the month supply of inventory more comparable to pre pandemic levels. Hey everyone, as always, I'm Troy Sacco with Generous Property Real Estate to discuss our local real estate market. Every month we analyze the previous month's numbers to help guide our clients to make the best decision possible when it comes to buying and selling real estate. Now Let’s jump right into the numbers! Starting with single family home sales. In Sarasota County, there is just 2.1 months of inventory. Up from last year when it was less than one month at .8 months. But just like last month we’re still in a seller’s market. There was a total of 520 single family homes that sold in October 2022. Down 45% year over year. But up from 458 last month. The median days on Market has increased to 20 days. Seven days more than a year ago and the same as last month. There were 1,587 listings on the market is which is up 124% from last year and down just 4 from last month. The median sales price increased by 31% to $537,500. But believe it or not, that number is up over $40,000 from September. That’s really quite a difference in 30 days. The median percent of original list price received for single family homes was 96.7% that's down from 100% a year ago. Keep an eye on this one statistic in ALL the property categories we review today. It is really standing out and pointing towards a major change in the market. Jumping to townhomes and condos, Guess what? Also, still seller's market with 1.8 months of inventory up from .7 months last year. There are 660 condos and townhouses for sale. Up 110% from a year ago and 74 from last month. There's a total of 250 units that sold in October 2022. Down 22% since this time last year and 15 more than just last month. The median days on contract has increased to 28 days. Up from 6 days one year ago and 10 days more than just last month. The median sales price increased by 23% from last year to $386,580 that number is down from $400,000 just last month. Here the median percent of original list price received is also at 96.5% same as single family homes. That number is down again from 100% last year. As you can see in this price category the trend continues. Now we come to the Luxury Market, or properties over $1,000,000. Here the market is moving towards the buyers but still has a way to go with 3.8 months of inventory. Up 2 months from a year ago. However, that is down from last month’s 4.2 months of supply. We have 447 luxury homes for sale. Up 73% from last year. 265 went under contract which is 30% higher than last year There's a total of 105 homes that sold in September 2022. Up 21% over this time last year. The median days on Market has increased to 33 days. Up from 13 days a year ago. Last month that number was 20 days. The median percent of original list price per received is at 93.8% for luxury properties. Last year it was 97.6%. Again, we are seeing the trend in this statistic, sellers are no longer, for the most part, getting their full asking price. And price reductions are back on the table. Do you think the days of multiple bids are in the past now? As we’ve said in previous videos inflation along with the rising interest rates are beginning to suppress the growth of closed sales that we saw in our recent past. Remember there still is only two to three months’ worth of inventory so technically is a seller’s market. But Sellers, understand that inflation and higher interest rates have affected the market so be sure to price your property appropriately. As we’ve been anticipating, it appears that the rising interest rates & inflation are beginning to put pressure on the market. While we’re still seeing fewer pending & closed sales when compared to last year, we are seeing an increase in new listings & the amount of inventory for sale. In fact, Sarasota County has its highest home inventory in 12 months, with its 2nd month in a row of positive year-over-year increases. Single-family home inventory has risen to a 1-month supply, 1st time since January 2021 Like last month, closed sales for single family homes are off for the month. They are down 25.3% compared to April of last year. And sales of townhouse and condos are down 25.7% year over year. However as compared to last month, closed single family homes are up a whopping 72.8% & townhomes & condos are up 5.9% These numbers would indicate that inventory will still be the factor to keep an eye on along with new pending sales as these data points will signal how the rising interest rates will be affecting price going forward. Keep in mind, closings usually don’t occur until 30-60 days from when the contract is executed. So, we should see some leveling off of price in the months ahead. Looking at April’s numbers, pricing has not shown any sign of slowing. Prices for single-family homes in Sarasota County rose year-over-year by 27.1 percent to $482,803. For condos, the median price in Sarasota increased by 27.4 percent from last year to $395,000. New pending sales vs new listings is where I look for an indication of a leveling off of pricing. Single family homes was 1 new listing for every .8 new pending sale, last month it was .75 & last year 1.03. For townhouses & condos it was 1 new listing for every .84 new pending, last month it was .89 & last year .92. Again, the next 30-60 days will truly be telling. Ideally what we’re looking for is a stable market, which is considered 6 months of inventory and a downturn would be over at least 10 months’ worth of inventory. [music from bensound.com]

Are the historically low inventory numbers starting to bottom out? First, let’s review the primary numbers… Like last month, closed sales for single-family homes are off for the month. They are down 26.5% compared to March of last year. Sales of townhouses and condos are down even more 36.4% year over year. Does this signal the beginning of a downturn? Or is it still a function of our historically low inventory? It would seem that the low inventory is still the main catalyst behind our decrease in closed sales. Why? Well, as compared to February’s numbers, there is still a substantial increase. Single-family home sales in February were 691 and for March they were 859, an increase of 24.3%. Condo sales in February were 314. In March they were 469, an increase of almost 50%. The median sales price for single-family homes increased 28.4% to $487,500 And the median sales price for condos was $370,000 an increase of over 27%. If you factor these numbers into your analysis and you would conclude that, indeed, the low inventory is still the main variable affecting the marketplace. So what pattern is starting to appear? I like to keep an eye on the number of new listings as compared to the new pending sales. During the highest point in this hot market, there were almost 2 new pending sales for every 1 new listing. But now we see that this ratio is starting to slowly turn. The latest numbers show 1 new listing for every .75 new pending sales. Last month the number was 1 new listing for every .95 new pending sale. For condos right now the number is 1 new listing for every .89 new pending sales and last month it was 1 for every 1. We’ll keep an eye on that ratio going forward as it may be signaling, at minimum, a slowdown in price increases. As far as a serious downturn goes? I’m not seeing it yet for at least the next 12-18 months due to the old supply and demand principle. It’ll take at least that much time for the market to work its’ way through it all. Since we have .08 months’ worth of inventory currently. A stable market is considered 6 months of inventory and a downturn would be over at least 10 months’ worth of inventory. In February 2022, the Sarasota housing market continues to be affected by a historically low supply of homes. According to data from Florida REALTORS® and compiled by the REALTOR® Association of Sarasota and Manatee (RASM): closed sales took a dip last month along with a decrease in pending sales and new listings combined for both property types. The overall closed sales combined in the two counties decreased by 17 percent from February 2021, with a total of 1,811 sales in February 2022. Compared to last month, February sales are up by 2.6 percent from January 2022. In the single-family home market, closed sales decreased in Sarasota County by 16.8 percent to 691 sales. Closed sales for condos decreased down by 39.4 percent to 314 sales in Sarasota. With only around half a month’s supply of inventory, the median sales price continues to increase year over year. Single-family homes in Sarasota County increased year-over-year by 25 percent to $449,900 in February 2022. For condos, the median price in Sarasota increased by 29.9 percent from last year to $368,630 The number of properties added to the market in February decreased year-over-year by 0.4 percent for single-family homes and by 11.2 percent for condos. Since last month, new listings for condos increased by 3.4 percent from January 2022, while single-family new listings decreased by 0.8 percent from January 2022. Properties are selling in just under a week with the median time from listing date to contract date reported at 6 days for both property types, compared to 16 days this time last year for single-family homes and to 30 days for condos. As for cash sales, the number of single-family homes bought with cash increased by 5.8 percent from February 2021, while condo cash sales decreased year-over-year by 22.3 percent. At the end of February, there were 1,287 listings combined in both counties, down by 4.5 percent from January 2022 and down by 42.6 percent from February 2021. Unsold inventory sits at a 0.6-month supply for single-family homes and at 0.5-months for condos. The inventory of single-family homes decreased year-over-year by 35.2 percent in Sarasota County and by 27 percent in Manatee County. As for condos, Sarasota is down by 63.2 percent from last year and Manatee decreased by 48.8 percent. However, Total Dollar Volume is again UP 21.5% for single family homes and 29.4% for condos and townhomes. The Sarasota County real estate market is keeps rolling along. Home and Condo prices are still on the rise. However, there were a couple of statistics that really stand out this month.
